Frankham Consultancy Group and East Sussex County Council (ESCC) worked closely together to phase the roofing work to replace the entire roof. The first phase is to replace the flat roof and year 2/3 classroom block with the intention of carrying out phase two in next year’s budget. The works were originally for patch repairs to the existing roof however, the school raised at the pre-start meeting that the areas of defective roof have expanded to other areas of the school.

It was recommended, with the agreement of ESCC procurement, that the works change for the replacement of the year 2/3 classroom block within the contract sum. Once this was agreed, an order was quickly placed for the roofing tiles as these were on a 16-26 week lead in time.

Due to the pandemic and changes in the EU, materials have been an ongoing problem. However, as a team we have ensured close communication with the client and school to ensure the best way forward to phase the works and place orders quickly to move the works forward.

We have been acting as contract administrator, managing progress with the contractor handling day-to-day queries and producing weekly site reports. We convene, chair and minute formal monthly site progress review meetings and deal with monthly applications for payment from the contractor to produce valuations and payment certification for the client to action.
