Lister Terrace

Frankham were appointed by Royal Borough of Greenwich to administer a turnkey project to deliver a modular housing development as a pilot scheme. 1- 4 Lister Terrace, located in Plumstead, was part of the Royal Borough of Greenwich Round 6, New Homes Delivery Programme.

The scheme was used as a proof of concept to promote modular and off site construction and zero carbon homes within the programme. The scheme was tendered via the LHC framework as a two stage design and build package utilising a bespoke PCSA contract to complete the design element, and then a Design and Build Contract for the construction works. Engie were awarded the contract and delivered it via sub-contractor Ilke Homes, a modular housing specialist.

To meet the latest GLA funding requirements and zero carbon targets within the London Plan, the project was designed as a zero carbon scheme. Working closely with Ilke Homes, the zero carbon target was achieved for the project and is one of the first Local Authority developments to achieve negative zero carbon status in London. This involved a high level of negotiation, guidance and oversight to ensure that the contractor could achieve the target.
