Damp and Mould Management

Frankham’s Chartered Building Surveyors have over 40 years of experience in undertaking comprehensive surveys and assessments for the effective identification of damp and mould issues. This both for Landlord and Tenant Act 1995 Section 11 Legal Disrepair Claims and more general building defect and pathology reports.

Having worked extensively with housing providers for many years supporting their responses to Legal Disrepair claims, we are well placed to further support them following the inception of ‘Awabbs’s Law’ promoted by the government. Our depth of experience means that we are already intimately familiar with the legal process and requirements. We are fully aware of the statutory timescales and the need to carefully assess claims to enable a rapid response by the Landlord where the claims can be supported, and to make informed challenges to them when appropriate.

Frankham fully supports our clients to meet their obligations, by delivering a comprehensive investigation and advice service, managing every stage from the initial resident contact through to proper identification of the issue and its causes and resolution of the issue. We proactively relate to residents and look to respectfully educate, inform and engage with them on the causes of damp and mould in particular.

More widely, building damp investigation and pathology is a core Building Surveying skill and is applied in most general and wider surveys and our building repair projects. This has exposed our team to a wide variety of property types and construction forms across all property sectors. Our expertise in this area supports our clients to make informed acquisition, development and remedial work choices both effectively and economically.

To guarantee a comprehensive assessment we ensure our that surveyors are broadly skilled and properly equipped. They are able to quickly identify a buildings’ form of construction without the need for intrusive investigation. That skill set also enables them to quickly identify the relevant areas for specific investigation. They will utilise a variety of tools to engage with the defect as fully as possible.

If further investigation and opening up is thought to be required, or more involved building fabric testing, these will be reviewed with our client prior to any specific action.
